• Existing Conditions documentation
-verifying and drawing existing conditions
-certified plot plan [provided by owner] if required for building permit
• Predesign/ Programing
-documenting wants and needs for the project
-local zoning and codes research
-preliminary bubble diagram planning/ ideas
• Schematic Design Phase [preliminary design ideas]
-design schemes including:
-plan, elevation and section studies
-computer models of any proposed designs
• Design Development Phase [refining scheme from schematic design]
-plans, sections and elevations
-preliminary material selections
-preliminary lighting layouts
-refined computer model of proposed designs [as required]
• Contract Documents Phase [deliverable drawings for bid phase]
-Existing Conditions/ Demolition Plan
-Floor Plans as required
-Reflected ceiling plans [lighting and electrical items] as required
-Building Sections as required
-Exterior Elevations as required
-Interior Elevations and details as required
-Details as required
• Bid Phase [obtaining pricing information from General Contractors]
• Permit Documents Phase [deliverable drawings for Building Permit]
• Construction Administration Phase
-Weekly Site visits during construction to provide project observation and review of the contractor's performance, review of contractor invoices, and phone contact as required to complete the project.
• Project closeout [punch list] to ensure satisfactory project completion.

.Fixed Fee Kitchen Design Services
This Service is for clients that are looking for a comprehensive level of Kitchen Design at a fixed fee.
The Service is broken up into 2 Phases: Design and Implementation
Kitchen Design Phase Services- Fixed Fee 6 Meetings
• Analysis of the existing kitchen and how it is used
• Documentation of the Existing Conditions
• Discussions about spatial and functional aspects of plumbing fixtures/ appliances/ cabinets
• Design Schemes to determine the best kitchen layout for the client’s specific needs
• Preliminary review of finishes including guidance on tile/ counter/ floor/ cabinet selections
- One [1] visit to cabinet showroom to discuss cabinet options
- Review of Plumbing Fixtures [researched and found by owner]
- Review of appliance selections [researched and found by owner]
- Review of tile scope [researched and found by owner]
- Review of Countertop scope and preliminary finishes [researched and found by owner]
• New kitchen design with a complete 3-D visualization of what the new Kitchen will look like.
• Documentation for construction including: floor plans [at 3 levels of cabinets]; Electric lighting and switching plan; interior elevations; cabinet, plumbing and equipment schedules; and any associated details in regards to the Kitchen Project
This service includes moving/ resizing windows and doors/ doorways in the walls that adjoin the Kitchen.
Any additional square footage required for the Kitchen including Bays/ Bump-outs Dormers etc. would be an additional service.
Kitchen Implementation Services- Fixed Fee
• Meeting with the General Contractor and Sub Contractors during Construction once every week or two [depending construction activity] for the duration of the project [upward limit of 20 visits]
• Detailed finish selections including tile/ counters/ flooring/ cabinets:
- Review and coordination of cabinet order
- Coordination of of plumbing fixtures with plumbing sub-contractor
- Final review of appliance selections/ coordination of installation details as required
- Tile showroom visit for final selections/ coordination of tile details and order
- Countertop showroom visit for final countertop selection
- Coordinate and attend countertop template at house
- Coordinate and attend countertop installation at house
- Paint color selection guidance [one [1] paint color meeting]
• Punch-list to ensure General Contractor completion
• Final Walkthrough to ensure completion of punch-list
